The AIBBA method

Remote consulting for the non-hotel accommodation sector

An annual multidisciplinary consulting relationship for choosing, opening and running B&B, Affittacamere, Holiday Homes, Tourist Apartments and tourist rentals.

It is neither a course nor a one-off consultation. AIBBA mainly works through annual memberships: during the year, members can use the level of assistance included in the chosen plan and access reserved content and services.

How remote consulting works

AIBBA consulting is designed to follow the project as a whole, without forcing the operator to search separately for regulatory, technical, tax, commercial and operational information. Consultation takes place remotely, through the tools provided by the plan, and can support either an already operating property or someone who still has to decide which activity to start.

For a new project, the goal is not to start from a category chosen in advance, but to understand which accommodation category is genuinely compatible with the property, Region, Municipality, intended way of working and target market.

A multidisciplinary approach

Regional and municipal regulations

B&B, Affittacamere, CAV and tourist rentals vary from Region to Region. SUAP requirements, local regulations, identification codes and main obligations are also checked.

Planning and technical matters

Preliminary assessment of property compatibility, floor plans, permitted use and technical requirements; where needed, access to the Surveyor service and applications.

Tax and organisation

Choosing a legal framework consistent with the project, distinguishing between business and non-business activity and accessing the Accountant when the issue requires professional advice.

Legal, employment and safety

Condominium rules, contracts, staff, DVR, HACCP, privacy and other issues are referred to the appropriate specialist where necessary.

Marketing and target market

The choice of accommodation category is also assessed in relation to the type of guest you want to attract, the services you want to offer, sales channels, the website and dependence on OTAs.

Project economics

Business Plan, startup costs, ancillary services and organisation are considered together to avoid a solution that is formally possible but economically impractical.

Choosing the accommodation activity comes before filing the application

Two similar properties may require different choices. A B&B, an Affittacamere, a CAV and a tourist rental have different rules, permitted services, taxation, operating requirements and commercial potential. Consulting is specifically intended to compare these alternatives before you invest money or file an application.

One point of contact, with external professionals when needed

AIBBA coordinates the overall framework and, depending on the case and plan, may involve or refer you to Surveyor, Accountant, Lawyer, Employment Consultant and other professionals or specialist services. In this way, the project is treated as one system rather than a series of separate problems.

Which membership?

Already operating properties

BASE

It is designed mainly for those who already operate an activity or need guidance and informational assistance. It includes the Members Area, Guide and content provided by the plan, Telephone Tutor and Liability Insurance linked to BASE for the purchased category.

One year, with no automatic renewal

Membership lasts one year and is not automatically recurring. Near the expiry date, AIBBA sends a reminder. Renewal requires a new voluntary payment; if you do not wish to continue, no cancellation is needed and no automatic charge is made. The currently published BASE and COMPLETE renewal rates are also lower than first membership.

Free initial information. You can start with the contact form: AIBBA sends an initial general reply with the regulatory reference for your Region. You choose a membership only if you then want to apply those rules to your specific case.
